They also believe that the influx of multinational corporations in the area is just the beginning and the corridor’s development is still unfolding.

The Yamuna Expressway has captured the attention of investors globally, particularly from Japan, South Korea, the US and Europe. There are proposals for Japanese, Korean and American cities, which will house educational institutions, businesses, and facilities such as hospitals and schools.

Infrastructure growth

The government has invested significantly in developing world-class infrastructure, which has been a key factor in attracting leading industries to the Yamuna Expressway corridor and creating job opportunities. The Yamuna Expressway Industrial Development Authority (YEIDA) has chalked out comprehensive development plans to shape the corridor into a growth hub. It plans to invest Rs. 14,000 crore over five years to acquire more than 6,000 hectares of land, which will be used to create urban centres, industrial hubs, public facilities and a logistics park to further enhance investments in the belt.

There are also plans for a high-speed Rapid X Metro and innovative POD taxi systems, ensuring seamless and eco-friendly commuting options. Supporting infrastructure developments include a metro link to Jewar International Airport, promising rapid access between the airport and nearby industrial and commercial centres. The planned transportation network will also improve connectivity to Delhi, Noida and Greater Noida, positioning the Yamuna Expressway as a vital regional hub.

Industrial clusters

YEIDA is pushing forward with ambitious plans to establish dedicated industrial clusters, inviting companies from diverse sectors such as semiconductors, data centres, Information Technology (IT), pharmaceuticals, electronics, medical devices, apparel, toys, etc. to establish a base in the area. The electronics manufacturing sector is already thriving in the region, driven by investments from companies like LG, Oppo, Vivo and Optiemus, the corridor is also set to become a hub for data centres with major players such as NTT and Yotta establishing large facilities. The automobile and EV industries have also shown keen interest in establishing a foothold in the corridor, further strengthening its position as a hub of industrial and commercial expansion in the region.

The soon-to-open Noida International Airport in Jewar, expected to become one of the busiest in Asia, has spurred unprecedented growth along the Yamuna Expressway and is poised to reshape the region’s economy with thousands of new direct and indirect employment opportunities and growth opportunities. The area has drawn national and international businesses and investors eager to capitalise on the corridor’s strategic location and excellent connectivity.

Industry analysts expect a substantial increase in demand for housing, logistics and commercial space, transforming the area into a business and lifestyle centre. With significant interest from industrial giants and MNCs, the area is projected to see accelerated growth in the years to come. Ahead of the airport becoming operational, a host of overseas realty firms have made a beeline to invest in housing projects planned along the expressway.

Real estate boom

The Yamuna Expressway is experiencing an unprecedented real estate boom, fuelled by growing demand for residential, commercial and industrial spaces. Real estate experts note that property rates along the corridor have surged. The average super built-up prices along the expressway have risen from around Rs. 3,450 per sq ft in 2021 to Rs. 5,600 per sq ft now, an increase of approximately 65%, according to industry research.

Santhosh Kumar, Vice Chairman of real estate consultant ANAROCK, said, “The Yamuna Expressway has emerged as a potential real estate hotspot in the National Capital Region.
